Building Information Modeling System Index for Improving Green Building Project Benefits

The use of building information modeling (BIM) as a green building promoter has gained much interest among scholars as well as practitioners in the construction industry. Many have seen BIM’s technological advantages as a tool to facilitate processes involving budget control, schedules and environmental data, in an attempt to increase the effectiveness of a green construction project. However, combining BIM, as a socio-technical system, with green building, as sustainable construction, requires reference to the social component in achieving effectiveness in this project. The combination of green building with BIM, known as green BIM, can be presented as requiring coordination between many involved, using sophisticated modeling and system analysis to bring about a sustainable project. This combination requires managerial capabilities to improve the efficiency of the project. However, alongside rating systems, mainly environmental, for green building, and alongside indicators, mainly technical, for BIM, there is no means of measuring these capabilities in green BIM. In light of the gap, in research and practice, with regard to achieving the sustainable purposes of green building while maximizing BIM integration as a social system – a gap expressed in the lack of integration of all involved in the project – a managerial measure is proposed. By using the framework to implement BIM as a social system – its incorporation in the interactions between all those involved in the project – and through network analysis, an index was developed to evaluate its integration in the green building. This measure consists of comparing a social criterion for optimal application with the actual application, in a given project. The study presented demonstrates the applicability of the index, and indicates possible significant economic improvements through the application of BIM social capabilities. BIM management performance evaluation introduces a standard for integrating green building with BIM, and indicates the level of integration to improve benefits.
Reuven has rich and extensive experience in leading real estate projects and companies. His record includes initiating ventures to promote green technologies and environmental preservation in real estate operations. He wrote a doctoral dissertation in the Department of Industrial Engineering and Management at Ariel University. The research model served as a basis for examining the cultural, environmental, and economic applications of an information system in the construction industry. This model was used, among other things, to examine how a building information modeling system can advance a real estate company in achieving an effective green building project.
